If you live in Paradise Valley, you already know how special this part of the Valley is. The land, the privacy, the quiet, the way every home feels like it was actually thought through. It's not overcrowded, it's not cookie cutter, and honestly, it's the kind of place where you'd assume that if a house looks perfect, it probably is.
I used to think that too.
A few years ago, before Mastercraft existed, my husband Jeff and I moved into a freshly renovated home in Paradise Valley. It was genuinely one of the most beautiful homes I had ever set foot in. High ceilings, fresh paint, a gorgeous kitchen, closets that felt unreal. Everything about it said this home had been taken care of.
About a week in, I didn't feel great. Nothing dramatic, just some stomach issues and a general off feeling that I couldn't quite explain. Nothing.
We brought in testers to check the home, and something they said has stuck with me ever since. They told us it's genuinely hard to catch problems in a freshly renovated home, especially in a climate as dry as Arizona's. Everything looks finished. There's no obvious moisture, no musty smell, nothing visually wrong. They couldn't promise us there was an issue. They just told us it was hard to rule one out.
A silent leak can actually be more serious than an obvious one. A gushing leak gets found and fixed fast. A slow, hidden leak can sit undetected for months, especially behind a renovation that looks flawless from every angle.
So we waited for the next monsoon, got out an infrared camera, and went looking.
What we found was eleven separate signs of water intrusion throughout the home. The largest was coming in through the chimney, an area that had already been patched and repaired multiple times before we ever moved in. The roofline on that home was also fairly complex, lots of angles, lots of transitions, which is common in Paradise Valley's custom architecture and also happens to be one of the places water finds its way in most easily. On top of that, basic maintenance had been skipped. Scuppers full of debris, drainage paths that had never been cleared.
None of that was visible from the ground. None of it showed up in a walkthrough. The home was, on paper and to the eye, immaculate.
This Isn't About How Nice Your Home Is
Here's what that experience actually taught me. Water damage doesn't check your zip code. It doesn't care about your square footage, your renovation budget, or how recently your home was updated. A multi-million dollar home and a starter home are equally vulnerable if water finds a way in and nobody's looking for it.
If anything, a freshly renovated luxury home can hide it better. New paint, new finishes, and a home that's clearly been cared for all send the signal that everything underneath is fine too. Usually it is. But not always, and there's rarely a way to tell just by looking.
Complex rooflines, common in custom Paradise Valley homes, create more valleys, transitions and flashing points where water can enter. More architectural detail is beautiful, but it also means more places that need to be maintained and inspected.
What Actually Catches It
A visual inspection alone often isn't enough, especially in a dry climate where there's no obvious moisture sitting around to give a leak away. What actually works is timing and the right tools. Getting up on the roof after a real monsoon, not just checking for staining on a clear day. Using infrared to see what's happening behind the surface. Checking drainage paths and scuppers for debris that's been sitting for who knows how long.
It's also just about not assuming a beautiful home is a finished conversation. Maintenance and inspection matter regardless of how new or well kept a home looks from the outside.
